Why Serial Renovation with Prefab Timber Elements?

Across Europe, aging post-war concrete panel and masonry apartment blocks require urgent thermal modernization to meet EU EPBD energy directives. Traditional wet-insulation (ETICS) is labor-intensive, weather-dependent, and disruptive. Prefabricated timber facade panels move 85% of the labor off-site into a controlled factory environment.

1. Up to 70% Faster On-Site Assembly

Large-format insulated elements (up to 12.0 m length) are hoisted directly from the transport trailer onto the existing structural wall via crane. A 5-story apartment block envelope can be closed in days rather than months.

2. Tenant-In-Place Renovation

Because elements arrive with triple-glazed windows, exterior sills, and cladding pre-installed, work takes place almost entirely from the exterior. Residents remain inside their apartments throughout the retrofit.

3. MEP & Ventilation Integration

Modern deep retrofits require more than insulation. Our CNC-routed framing cavities seamlessly accommodate decentralized or centralized HVAC ventilation ducts, heat recovery piping, and electrical conduits inside the facade plane.

4. 3D Laser Scan Tolerance Compensation

Existing concrete and brick buildings are rarely plumb. Using 3D point-cloud laser scans of the existing building, our CAD/CAM engineers customize every element and leveling bracket to absorb structural irregularities automatically.

5. Lightweight & Carbon-Negative Footprint

C24 structural strength-graded timber offers an exceptional strength-to-weight ratio, minimizing additional structural load on existing foundations while locking in biogenic carbon to satisfy ESG and green financing criteria.

6. Certified Fire & Acoustic Performance

Engineered with non-combustible A1 stone wool insulation, integrated horizontal cavity fire barriers between stories, and fire-retardant cladding options to strictly satisfy European multi-story fire regulations (up to REI 60 / REI 90).

Technical Specifications & Element Composition

Every Palmatin renovation project is custom-engineered according to local structural load calculations, building physics, and architectural aesthetics—ranging from open-frame elements to fully finished turnkey curtain walls.

Structural Timber Frame Kiln-dried (15% ±3% moisture), strength-graded C24 structural coniferous timber (EN 338) and engineered KVH / Duo / Glulam (GL24h/GL28h) profiles. Cross-sections from 45×145 mm up to 80×300 mm+.
Contact Layer / Tolerance Gap Elastic mineral wool leveling layer (40–100 mm) compressed directly against the existing masonry or concrete facade to eliminate convective air pockets and absorb wall unevenness.
Primary Thermal Insulation High-density non-combustible rock wool (Euroclass A1), glass mineral wool, or bio-based wood fiber insulation. Typical element U-values reach 0.10 – 0.14 W/(m²·K) (Passive House / KfW / Energiesprong standard).
Sheathing & Wind Protection Exterior wind barrier boards (gypsum wind board, fiber-cement board, or wood-fiber plate) + UV-resistant breathable wind membrane, combined with 12 mm structural OSB-3 bracing and vapor control layers (Sd value tailored to existing wall physics).
Factory-Installed Windows & Doors Pre-mounted PVC, timber, or timber-aluminum triple-glazed windows (Uw ≤ 0.80 W/m²K) sealed airtight into the frame with certified EPDM/tapes, optional motorized roller shutters, and external metal window sills.
Exterior Facade Cladding Options
  • Factory-painted or thermally modified Nordic timber cladding (vertical or horizontal)
  • Fiber-cement facade boards (Equitone, Cembrit, James Hardie)
  • High-pressure laminate (HPL) or metallic cassette systems
  • Render-carrier boards ready for seamless on-site thin-coat plastering
Maximum Element Dimensions Length up to 12.0 meters | Height up to 3.3 meters (optimized for standard TIR semi-trailer or cassette transport across Europe).
Certifications & Quality Control German DIN 1052-11 (Ü-Zertifikat) for single- and double-sided closed timber frame elements, Eurocode 5 (EN 1995-1-1), CE-marked raw materials, and ISO 9001:2015 in-house factory production control (FPC).

Our Turnkey B2B Engineering & Production Workflow

With over 4,800 wooden buildings delivered across Germany, France, Scandinavia, the UK, and Switzerland, Palmatin operates as a reliable industrial manufacturing partner for general contractors, housing associations, and developers.

1

3D Survey & Quotation

Based on your architectural drawings or 3D point-cloud scan of the existing apartment building, we prepare an itemized technical specification and transparent B2B price proposal.

2

CAD/BIM Shop Drawings

Upon order confirmation, our engineering team models every facade panel, anchor bracket location, lintel, window opening, and HVAC duct penetration in 3D CAD/CAM software for your formal sign-off.

3

CNC Factory Production

Automated CNC machining centers cut all timber studs and sheathing boards to millimeter accuracy. Elements are insulated, glazed, and clad indoors across our 5,900 m² dry production halls.

4

Just-In-Time TIR Delivery

Elements are sequence-loaded onto TIR trailers according to your exact crane assembly schedule—ensuring each panel is lifted directly from the truck to its designated position on the building.

Frequently Asked Questions: Apartment Building Facade Retrofits

How are prefabricated timber facade elements anchored to an existing concrete or masonry building?

Elements are either suspended from or supported by certified heavy-duty stainless or galvanized steel angle brackets anchored directly into the reinforced concrete floor slabs or load-bearing masonry walls. Adjustable 3D leveling brackets compensate for up to ±50 mm of existing wall deviation while isolating thermal bridges.

What happens to the old windows during a renovation?

New triple-glazed windows are pre-installed inside the prefabricated timber facade element at our factory, positioned in the optimal new thermal plane (avoiding geometric thermal bridges). Once the new facade element is crane-mounted over the exterior wall, the old existing windows are removed from the inside and the interior window reveals are neatly trimmed out—reducing disruption inside each apartment to just a few hours.

Can ventilation ducts and heating pipes be integrated inside the panels?

Yes. Integrating decentralized or centralized heat-recovery ventilation (MVHR) ducts, heat pump supply lines, and solar PV cabling inside the exterior insulation layer is one of the primary advantages of timber frame renovation panels. It prevents the need to tear open interior apartment ceilings or shafts.

What is Palmatin’s typical production lead time for renovation projects?

Our standard factory manufacturing lead time is 8 to 10 weeks following client approval of the signed production shop drawings. For large multi-building housing estates, deliveries are phased in recurring weekly truckload batches synchronized with your on-site crane crew.
