Sinilill is a lovely two-storey log house ideal for the countryside. This house with two bedrooms and a loft is suitable for smaller family.

In front of the house is a large terrace which is perfect for a outdoor dining. On the ground floor is a cosy living room with a fireplace. The open kitchen is connected to the living room, giving it a more spacious feel.

Next to the living room is a bathroom with a sauna. There are also two bedrooms on the ground floor and a restroom. The first floor includes one big room, which can be used as a bedroom.

Wall types

  • Stone facade

    It is possible to use different stone materials as wall coverings. It is possible to choose from brick, decorative stone, etc. If you use stone as your external wall covering, a special cement board is installed on the prefabricated wall and the stone material will be installed thereupon on the site. In the case of stone covering, a wider foundation must be built to support the wall covering.

  • Rendered facade

    It is similar to a stone facade, a special cement board will be installed on the prefabricated walls. The rendering of the facade will take place on the site.

  • Wooden boarding

    With wooden facade you have many additional options. You may choose between different cladding profiles, types of wood and the manners of treatment of the wood (varnished, painted, impregnated, etc.) Treated wooden cladding will be installed on the prefabricated walls at the factory.

Three different price levels

  • Basic

    Basic – includes drawings for the log part, log part of the house, T-battens for openings, hydro isolation between the foundation and first log row, wooden dowels, isolation between the logs, special metallic parts and packages to be delivered in the order of assembly. The Basic kit is suitable if you wish to buy only the walls of the house and build the rest of the house yourself.

  • Standard

    Standard – in addition to the Basic kit, this kit includes rafters, roof hydro isolation, ventilation slats, sarking, first floor joists, balcony joists, windows, exterior doors and special metallic accessories. The Standard kit is suitable if you wish to get a weatherproof house quickly and then continue with interior works in your own pace.

  • Premium

    Premium  – in addition to the Standard kit, this kit includes all other wooden materials needed to finish the house, interior doors and a staircase. The Premium kit is the most comfortable kit, including all wooden materials needed to build a house. This is suitable if you wish to finish the house quickly without spending time worrying about the quantity or availability of materials.

Frequently Asked Questions

Is it cheaper to order a ready made log home kit / model or making my home from scratch?

The price of a log house or a prefabricated house is based on the quantity of material necessary to build the house, influenced by its size. Therefore, the modification of a house model or personalized plans will not apply a substantial cost increase to the price compared to a home kit. Concretely, a similar personalized plan or a model kit can have similar prices. Likewise, switching the bedroom and kitchen located on a house model won’t impact dramatically the final price of the house.

How much does it costs to have the manufacturer build the house?

The erection costs are directly related to the amount of work needed and to the location of the new house. When doing primary calculations, you should consider the costs to be around 30% (+-5%) of the house price.

What are the insulating properties of wood?

Wood is a natural sound and thermal insulation, that maintains the dwelling’s climate. Thus, the house is fresh during hot summer days and warm from autumn to spring. The insulating features of the wood also minimize the energy consumption and reduce energy costs. Palmatin also proposes different insulation thickness to reinforce the natural wood insulating performances.

Do wooden homes place any special demands on utilities (pipe lines, sewer, etc.)?

Even though the log and prefabricated houses present different features and construction methods, it does not impact the construction and use of utilities. You can install any type of traditional utilities in the house. However, designing a new home is a great opportunity to take a look at clean and green sources.
